An Electrical Installation Condition Report tells you, in writing, whether a property's wiring is safe. Landlords in England have legal duties around this. Buyers should want one before they exchange. And if your house still has a fuse box with actual fuse wire in it, it is overdue a look.

Fair questions

How often does a rental property need an EICR?

For rented homes in England the rules require inspection at least every five years, and a copy of the current report to be given to tenants. Your report may also recommend a shorter interval. Matthew will confirm what applies to your property and keep a note of when yours is next due.

How long does an inspection take?

Most homes take four to six hours, depending on the size of the property and the number of circuits. If someone is in and out inside an hour, they have not tested every circuit, and the report will not be worth much. You get the written report by email shortly after.

What if the report finds problems?

Nothing happens without your say-so. You get an itemised written quote for any remedial work, and you are free to use anyone you like to do it.
